Reading the tiles by the kind of house you own

St. Augustine’s housing falls into four rough groups, and each one leans on a different part of our service list.

Pre-1950 homes in the Colonial Quarter, Lincolnville, the Abbott Tract, Model Land, Fullerwood Park and Nelmar Terrace mostly need ductless or high-velocity systems, humidity control for leaky plaster-walled rooms, and installs that pass preservation review. Start with air quality and installation.

Mid-century ranches and bungalows in Davis Shores, St. Augustine South and Lighthouse Park need repair-versus-replace honesty, elevated equipment where the tides reach, and attention to original ductwork. Start with repair and maintenance.

1970s-to-90s block homes in St. Augustine Shores, Treasure Beach and across Anastasia Island are the salt-air cases: coil cleaning, corrosion-resistant replacements, duct sealing. Start with maintenance.

2000s-and-newer subdivisions at World Golf Village, Murabella and Palencia are the replacement wave: builder-grade systems hitting twenty years, FPL rebate questions, zoning for two-story floor plans. Start with installation and heat pumps.

What’s fixed about every job here

It leaves from Palm Coast. Our base at 37 Fairmont Ln sits about 39 minutes from the Plaza, and St. Johns County calls are grouped so the nearest technician takes the next one.

Night and weekend pricing is the day price. A repair call at midnight is written up at the same rate as one at midday.

The climate is in the checklist. Salt on the island and the bayfront, tidal flooding downtown, oak pollen every spring, lightning every summer, mid-70s dew points from May to October, and a few frost nights in January all shape the diagnosis and the recommendation.

Commercial work for a tourist town

Roughly six million visitors a year means lodging, dining and retail that run their systems harder than almost any house does. Rooftop packaged equipment, splits and service contracts for downtown inns, the restaurants off the Plaza and the medical and professional offices along US 1 run through the same shop and dispatch board as the house calls, with scheduling that respects a business’s hours.

Which tile to tap first

Do you do ductless and high-velocity work for the historic districts?

Yes, and it’s a large share of what we do downtown. Mini-splits for houses with no path for ducts, small-duct high-velocity systems for plaster-and-lath homes that can’t take conventional duct runs, and retrofit ducts where a floor plan allows.

Can one visit cover the main house and the carriage-house apartment behind it?

Yes. Many downtown and Lincolnville lots have a second unit with its own small system, and we service both on the same stop. Tell dispatch there are two systems so the time is blocked properly.

Do you serve the businesses on and around St. George Street?

We do. Inns, restaurants, shops and the offices near the hospital all come under the commercial service, and the schedule is built around the reality that a downtown business can’t be without cooling on a July weekend.
