How the map is drawn

Cook’s is headquartered at 37 Fairmont Ln in Palm Coast, about 24 miles south of the Plaza de la Constitución. From there, St. Augustine and its surroundings sort into five bands that dispatch treats a little differently:

The historic core and the near-north neighborhoods. Downtown and the Colonial Quarter, Lincolnville, the Abbott Tract, Model Land, Uptown and North City, Fullerwood Park and Nelmar Terrace. Old houses, ductless and small-duct work, preservation review and tidal flooding on the bayfront streets.

Anastasia Island and the beaches. Davis Shores, Lighthouse Park, Marsh Creek, St. Augustine Beach, Butler Beach, Treasure Beach and Crescent Beach, with Vilano across the inlet to the north. Salt air, raised equipment and a heavy share of rentals and second homes.

The US 1 south corridor. St. Augustine South and St. Augustine Shores, mid-century and 1970s-to-2000s homes and condos with original ductwork and systems at or past replacement age.

The I-95 subdivisions. World Golf Village, Murabella and Palencia, 2000s-and-later construction with builder-grade equipment aging out, two-story zoning questions and, in the far northwest, JEA rather than FPL rebates.

The farm side. Flagler Estates, Hastings and Elkton, on acreage, on wells, and closer to our shop than the mileage to downtown suggests.

The three roads we take

US 1 is the straight shot to downtown and the Shores. I-95 is faster to World Golf Village, Palencia and the north end. A1A is the island route, and for Crescent Beach and Treasure Beach it’s shorter than going through town. Dispatch picks the road, groups the county’s calls together and sends the technician who’s already closest.

The folded towns

Two smaller communities are served as part of this market rather than with sites of their own: Crescent Beach, the unincorporated stretch of south Anastasia Island from SR 206 to the inlet, and Flagler Estates, the rural grid of acreage lots on SR 13 at the county’s southwest corner. Both get their own page on this site, and both get the same hours, the same pricing and the same trucks as a Lincolnville address.

Coverage questions

Is Crescent Beach really covered, or just downtown?

Really covered, and it’s one of the easier runs for us: A1A north past Fort Matanzas and Matanzas Inlet brings a truck to Crescent Beach without touching the city at all.

Flagler Estates has long dirt roads and no HOA. Will a van actually come out?

Yes. The acreage lots off SR 13 are a regular part of the route, and so are Hastings and Elkton. Well water and long driveways are things we plan for, not reasons to decline.

What about Vilano Beach and St. Augustine Beach, which aren't inside the city limits?

Both are served the same way as a downtown address. Vilano is the longest drive on our St. Johns County map because the only road in crosses the city first; St. Augustine Beach is reached either over the Bridge of Lions or up A1A from the south.
