What financing is for in a town like this

St. Augustine runs its air conditioning from roughly March to November, with summer dew points in the mid-70s and a wet season that stretches from May into October. In that climate a builder-grade system from the World Golf Village and St. Augustine Shores build-out of the mid-2000s is now twenty years old and spending more on every FPL bill than it did when it was new. The replacement is coming either way. Financing decides whether it arrives as a planned spring project with a monthly payment you chose, or as an emergency purchase in the hottest week of the year.

Cook’s can finance a new high-efficiency system so the cost arrives as a low monthly payment instead of one lump. Jerry walks you through the equipment choice, the application takes a few minutes at the table or over the phone, and the install date is booked like any other.

Credits and rebates that shrink the total

Manufacturer and dealer promotions. The federal tax credit on high-efficiency equipment is over for installs after 2025, so the second lever is whatever Lennox or Cook’s is offering when you buy. The proposal will show it as its own line. Ask what is running when you call. [[CONFIRM WITH JERRY]]

The utility rebate. Florida Power & Light is the electric provider for the city and most of St. Johns County, and its Residential HVAC Program takes an instant rebate off qualifying equipment when a participating contractor does the install. It’s limited to one per system over a set period, which is one more reason to replace deliberately rather than in a panic.

Lower bills, every month. A right-sized modern system draws less current through every humid afternoon. Over a St. Augustine season that adds up, and it keeps adding up for as long as the equipment runs.

FPL, JEA and the address question

Not every St. Johns County address is an FPL address. JEA serves the northwest of the county around Nocatee, and the beach communities up toward Ponte Vedra have their own provider. The rebate on your proposal depends on who sends your electric bill, so we confirm it before we write anything down. Peoples Gas serves the city as well, which matters if you’re weighing a gas furnace against a heat pump for the few frost nights a winter brings.

What we will never put on the proposal

A lender’s name we haven’t confirmed, an interest rate quoted from memory, a term that isn’t in writing, or a bigger system than the house needs to make the monthly number look better. Financing is a tool for timing a replacement sensibly; it’s not a reason to buy more than a Fullerwood Park bungalow can use.

Money questions from St. Johns County

Does financing cover a mini-split for our Nelmar Terrace bungalow, or only central systems?

Any new high-efficiency Lennox equipment we install, including ductless and high-velocity systems for houses that never had ducts. The application works the same way regardless of what’s on the proposal.

Which federal tax credit applies to a heat pump, and who claims it?

For a system going in now, none. The 25C credit on high-efficiency residential equipment was claimed by the homeowner, not the contractor, and it expired for equipment placed in service after December 31, 2025. If your system went in before then, we can still hand you the manufacturer certificate your preparer will ask for.

We're in Nocatee on JEA rather than FPL. Is there still a rebate?

Often, but through a different program. FPL’s instant rebate covers the city and most of the county; JEA runs its own efficiency incentives for the northwest corner it serves. We check by address before the proposal is written so the right one is on it.

Can the elevated platform and flood-related work be financed with the unit?

Yes. A raised stand for a Davis Shores or bayfront condenser, a new disconnect above the flood line and any duct work tied to the install can all sit on the same proposal and the same financing.
